I just downloaded the 7.1.2 update using my Mac computer and the instructions say after downloading to follow the instructions in the READ.ME file. I was successful in downloading the update but the READ.ME instructions make absolutely no sense to me because what they are telling me to do does not match anything on/in my computer.
Right now I have two folders on my Desktop. One is "Toast Titanium 7.1.2 Update.dmg" and another is "toast_ti_update.zip". What do I do with these in order to complete my update?
Any help would be greatly appreciated.

Double-click on the .dmg file. This will mount a disc image. Inside its folder you'll see the applications you need to drag to your Applications folder. Once you've dragged those to the Applications folder then you have installed the update.
Your older version of Toast doesn't get "updated" as such, but is replaced by the newer version. In fact, you can have both versions on your hard drive.

And for cleaning up: when you've finished dragging (copying) things close the opened image and drag its icon to the trash. This wil "unmount" the disk image and you'll be left with the .dmg file to either also ditch or backup somewhere in case you have to repeat the whole shebang again for whatever reason...

Thank you, tsantee & hermie54 for your help.
The Applications folder now shows that version 7.1.2 is installed and as soon as I get the breakfast dishes out of the way, I will give it a smoke test.
