Audio sync issues

I have tried a few things but can't seem to get this worked out.

With a couple of little videos I have, that were downloaded from the net not my own, when I burn or create an .iso file, the audio on a few of them is out of sync while on others it is still in sync. I have tried to see why one is good and one is bad but can't find what the diff. between the good an bad ones is that would cause this. They seem to be the same everything.

Any help, links or guidance would be appreciated.
